Quantum I, II and III
The first phase of development at the SouthSide Works began with the Quantum I office building. Quantum I at SouthSide Works is located on the corner of Hot Metal and East Carson Streets on the Southside of Pittsburgh, Pa. In collaboration with PJ Dick Corporation, IKM Architects and the Soffer Organization as developer, we have constructed a premier, four story, Class A office building. Quantum I is fully leased to UPMC Health System.
Quantum II, located off the Hot Metal Bridge directly in front of Quantum I, is a 186,000 sf Class A office building offering riverfront balconies from private executive offices, providing the perfect view of the city’s historical bridges and striking architectural skyline. In October, 2005 American Eagle Outfitters purchased Quantum II and moved their Corporate Headquarters in the Spring of 2007.
Quantum III, located immediately off the Hot Metal Bridge, is a 186,000 sf Class A office building offering riverfront balconies from private executive offices. This building is currently under construction and American Eagle Outfitters will move in when completed.
BUILDING ONE - 2800 East Carson Street
Fronting East Carson Street, between 28th and Hot Metal Streets you will find a three story red brick structure of approximately 41,000 square feet. 2800 East Carson Street is a mix of first floor retail and second and third floor office space (approximately 25,500 square feet).
Current tenants include H&R Block, Akustica, Crazy Mocha Coffee, Citizens Bank, Prism Engineering, First Insight, Inc., Silk Screen Asian Arts Organization, and Birchmere Ventures
BUILDING TWO - 2700 East Carson Street
This three story structure offers 65,360 sf of first level retail with 123,640 sf of second and third level office space.
Current retail tenants include H&M, Roberta Weissburg Leathers, BCBG Max Azria, White House Black Market , Nine West and PUMA.
Current food service tenants include, Qdoba Mexican Grill, Subway, Rosa Pizza, Pita Pit, Caribou Coffee
Current office tenants include, General Dynamics, MAYA Group, Rhiza Labs, American Eagle Outfitters Photo Studio and SEEC.
BUILDING THREE- 400 South 27th Street
This three story structure offers 48,400 sf of first level retail with 78,400 sf of second and third level office space.
Current retail tenants include McCormick & Schmick's Seafood Restaurant, Sur la Table, Shop.412, Eyetique and REI.
Current office tenants include SouthSide Works Management Offices, Hair Club, Pittsburgh Business Times, American Eagle Outfitters Photo Studio, Maiello, Brungo & Maiello and Steel Business Briefing.
Soffer has incorporated a series of open spaces known as Riverfront Park that connects the SouthSide Works to the Monongahela River. The next phase of development will be along the river where two additional office buildings are proposed. Up river from the park is where Hofbrauhaus, a Bavarian beer garden, is located. A 140 room luxury hotel with 23 condominium units, including five lavish penthouses, a world-class spa/fitness center which includes an indoor/outdoor pool, as well as office and retail space is the the design phase.
The Flats@SouthSide Works is an 84 unit residential development. With one and two bedroom flats and lofts each designed to combine the city's industrial heritage with hip Euro-style decor.
